Nancy Dawn joined Newmark’s Valuation & Advisory in 2018 as an executive vice president with the Hotels, Gaming & Leisure team. Ms. Dawn brings to her position nearly 25 years of real estate appraisal experience, including 22 years specializing in hospitality properties primarily in Washington, Oregon, Colorado, Hawaii, Utah and Alaska.
Ms. Dawn has completed assignments for a broad range of hospitality properties, including small independent hotels; large chain-affiliated hotels; upscale resorts; publicly and privately-owned conference and convention centers; mixed-use projects combining hotel, commercial and condominium space; wellness resorts and spas; and ski market resorts. Her valuation and consulting experience covers all stages of construction, including proposed projects, renovations, properties under construction, and existing properties.
A significant portion of Ms. Dawn’s practice is concentrated in Hawaii, where she completes multiple valuation assignments each year and has worked on the islands of Oahu, Maui, Hawaii and Kauai. She has completed valuations for numerous complex resorts, with a variety of restaurants, spa, golf, and recreational amenity revenue streams.
Additionally, Ms. Dawn has completed assignments for ski resort market properties, including hotels and resorts located in Alta, Aspen, Big Sky, Jackson Hole, Park City/Deer Valley, Tahoe and Vail. As a result of her extensive experience in Hawaii and in ski area markets, Ms. Dawn is very familiar with ground leases and franchise management agreements.
Prior to Newmark, Ms. Dawn served as an executive director at Cushman & Wakefield of Washington, Inc., where she was a member of the Hospitality & Gaming and Sports & Entertainment specialty practices. Before that, Ms. Dawn worked as a hospitality appraiser and investment advisor with Jinneman, Kennedy, & Mohn, P.S., and earlier in her career, she worked as a staff appraiser for Terra Property Analytics and Shorett & Riely. She entered the commercial real estate appraisal industry in 1993 and has focused on hospitality properties since 1995.

Ms. Dawn earned a Bachelor of Arts degree from the University of Washington. More recently, she has attended a number of conferences and seminars sponsored by the American Lodging Investment Summit (ALIS), leading real estate firms, various institutional entities and the Appraisal Institute.
