Newmark has announced the sale of Magnolia West Commerce Center, consisting of two newly-constructed industrial buildings located in Ontario, CA. The buildings are at 510 and 560 S. Magnolia Avenue encompassing approximately 63,206 square feet and 50,297 square feet of space, respectively.
Newmark Senior Managing Directors Mark Kegans and Ron Washle represented the seller and developer Shaw Properties in the transactions. Colliers International’s Richard Schwartz represented the buyer, Crown Associates Realty, for 510 S. Magnolia Ave. Daum Commercial Real Estate Services’ Ken Anderson represented the buyer, Hot Focus, Inc., for 560 S. Magnolia Ave.
According to Newmark’s Inland Empire 1Q18 Industrial Market report, vacancies in the coastal counties of Los Angeles and Orange County are tight. Infill building is the only option for ground-up development and tenants often enter bidding wars to vie for what space comes online. All of this favors greater tenant migration into the Inland Empire.
