Billabong, a popular apparel retailer, was looking to secure an additional location in the Herald Center / 34th Street area. Requirements for the space included 2500 to 3500 square feet directly across from the northwest corner of Macy's on 34th Street, on the south side; Billabong was looking for a space that would provide presence on a very busy street. Newmark Knight Frank, which had previously completed a deal for Billabong in Times Square ten months prior, was retained to secure this location and see it get built and open in time for the Thanksgiving holiday. The location they sought was in a difficult position in a very tight market: with Times Square as the best possible location, publicity in the 34th Street market was very difficult.

In order to satisfy the tenant's requests, Newmark Knight Frank conducted market analysis and decided to secure the desired location at 112 West 34th Street. The footprint was approximately 1600 square feet; the ceiling heights were utilized and two mezzanines were created.  Newmark Knight Frank negotiated the lease and followed through with assisting Billabong up to the opening of the store, which included converting the lobby, or the common space, of the building into a retail store while preserving the integrity of the lobby.

Newmark Knight Frank not only acquired an outstanding, advantageous location for the client but the successful conversion of the original lobby space to a triple A retail store was a point of differentiation which put the Billabong store ahead of its competition.
