The Kansas City office market realized a slight drop in asking rental rates in the second quarter of 2019, while vacancy decreased 30 basis points over the past year, from 8.4% to 8.1%, a new record low. Total net absorption in the second quarter measured 264,270 square feet, bringing the total for the past four quarters to 233,260 square feet. Construction projects currently underway total 285,028 square feet. No projects delivered to the market during the quarter.

The Kansas City industrial market continued to tighten in the second quarter of 2019, as 513,141 square feet of net absorption was posted. Average quoted rents decreased from $4.95/SF to $4.77/SF. A total of 368,620 square feet of space was delivered to the market during the quarter, while projects under construction decreased from 1.6 million square feet to 1.3 million square feet. Overall vacancy decreased 10 basis points, from 5.4% in the prior quarter to 5.3%.
