The market stabilized in the second quarter, as vacancy remained flat compared with first-quarter 2019. Vacancy decreased 20 basis points over the past year, from 10.7% to 10.5%. Total net absorption in the second quarter measured 47,916 square feet, bringing the total for the past four quarters to 227,481 square feet. Projects currently under construction remained minimal at 30,841 square feet during the quarter, while 60,000 square feet delivered to the market.

Various projects delivered 368,970 square feet of product to the market during the quarter, while projects under construction remained significant, with 5.1 million square feet of product planned for delivery.
