The Kansas City office market realized its 22nd consecutive quarter of increased asking rental rates in the first quarter of 2019, while vacancy decreased 40 basis points over the past year, from 8.8% to 8.4%. Total net absorption in the first quarter measured 242,106 square feet, bringing the total for the past four quarters to 295,786 square feet. Construction projects currently underway total 285,028 square feet. No projects delivered to the market during the quarter.

The Kansas City industrial market continued to tighten in the first quarter of 2018, as 823,773 square feet of net absorption was posted. Average quoted rents increased from $4.82/SF to $4.95/SF. A total of 700,460 square feet of space was delivered to the market during the quarter, while projects under construction decreased, from 2.3 million square feet to 1.6 million square feet. Overall vacancy decreased 10 basis points, from 5.3% in the prior quarter to 5.2%.
