The Fairfield County office market began 2019 with positive momentum coming from Stamford, where a 415,000-square-foot deal by WWE at 677 Washington Boulevard significantly boosted leasing volumes for the first quarter. This deal, which was the third-largest transaction signed in the county since 2014, comes on the heels of a 532,258-square-foot build-to-suit deal signed just 18 months ago by Charter Communications. Construction for the 15-story development is swiftly moving along at Harbor Point's Gateway site, which is adjacent to the Stamford transportation center. A few months ago, Charter Communications announced a second development, which calls for an additional 350,000 square foot, nine-story office building next to the one currently under construction. These and other recent projects, including the redevelopment of 860 Canal Street into a Class A, mixed-use office and retail building, have drawn much attention to Stamford's vitality despite the city's struggle to fill excess supply, particularly in the non-central business district.
