North I-680 Office Market Report

The total vacancy rate in the Driver Market (Walnut Creek Downtown, Walnut Creek BART, Pleasant Hill BART) was 14.75% at the end of fourth-quarter 2018, basically the same as in the combined Concord, Pleasant Hill and Shadelands markets. This is the closest these markets have been since 2004. At year-end 2014, the vacancy rate difference exceeded 6%.

Annual net absorption for 2018 totaled positive 134,186 square feet, which brought the five-year total to just under 1 million square feet. This is an incredible statistical achievement in light of all of the corporate downsizing that has occurred in these markets.

North I-680 Industrial Market Report

The Contra Costa County industrial market ended 2018 with an availability rate of 5.30% and annual net absorption of positive 139,885 square feet. The availability rate is slightly lower than fourth quarter of 2017, when the overall availability was 5.72%. Pittsburg is the only submarket with more than 84,000 square feet of available space. If the two largest vacancies, 1101 Loveridge Road (239,706 square feet) and 900 East Third Street (357,000 square feet), were removed or leased, only 92,000 square feet would be available.

The Solano County industrial market ended the fourth quarter with 26,081 square feet of negative absorption and an availability rate of 7.42%. The net absorption for all of 2018 was positive 233,802 square feet. A year ago, the Solano County industrial market recorded an availability rate of 7.93% and positive net absorption of 581,257 square feet. With more than 815,000 square feet of positive absorption in the past 24 months, the Solano County industrial market will look to continue its hot streak into the new year.

The Napa County industrial market finished the fourth quarter of 2018 with an availability rate of 3.08%, a substantial decrease from a year ago, when the availability rate was 5.16%. The overall net absorption for the year was positive 126,886 square feet. With less than 500,000 square feet of existing space available in the entire industrial market, Napa and American Canyon should see a boost of activity in the next few years, as projects begin to deliver and buildings are pre-leased.
