The Houston office market ended 2018 largely stable and, in some submarkets, thriving. The market's performance in 2018 is consistent with how Houston has fared in recent years when it hasn't contended with a massive disruptive event, such as a hurricane or energy downturn. The total vacancy level in the market inched down 70 basis points over the fourth quarter, while occupancy remained steady near 78% and absorption for the year was positive at approximately 445,000 SF.

The final quarter of 2018 continued to show mixed results in the Houston Industrial market. Overall demand is showing signs of slowing as leasing activity for the quarter was below 4.0 million square feet for consecutive quarters and just over 11.0 million square feet of new construction remains in the pipeline. This apparent slowing within the market is balanced by nearly 20.0 million square feet of tenants that remain in the market, the less than 2.0 million square feet of construction that delivered to the market this quarter and greater than $7.00/SF that the market is asking for rent.
