In previous quarterly reports, we've mentioned a number of large pending lease and sale transactions that were close to the one-yard line. Our third quarter was the beneficiary of most of those deals closing. As a result, the accumulated negative absorption has been erased, and the Tri-Valley office and R&D market is now positive for year-to-date 2018. The third quarter registered 723,563 rentable square feet (RSF) of positive absorption, the largest single quarter of positive absorption since 2000 in the peak of the dot-com boom. Almost three-quarters of a million square feet was leased or sold. This erased the negative absorption of 463,959 RSF and brought the total year-to-date absorption through the third quarter of 2018 to positive 259,604 RSF. The overall availability rate for the Tri-Valley decreased from 14.6% to 11.84%.
