Houston posted 415,320 square feet of negative absorption in the third quarter of 2018, reversing the positive gains in the second quarter. Leasing activity has steadily been declining over the through the year. Third-quarter leasing activity totaled 2.3 million square feet, down significantly from the 3.9 million square feet leased in the first quarter.. This represents a 42.6% decrease year-over-year in leasing activity, The third-quarter activity is also well below the five-year average of 4.2 million square feet.

.The third quarter of 2018 indicated continued struggles on the horizon for Houston's industrial real estate market. Overall demand is showing signs of slowing as leasing activity for the quarter was below 4.0 million square feet for the first time since early 2009 and less than 11.0 million square feet of new construction remains in the pipeline. This apparent slowing within the market is balanced by the over 20.0 million square feet of tenants that remain in the market, the nearly 4.2 million square feet of construction that delivered to the market this quarter and the nearly $7.00/SF that the market is asking for rent.
