The statistical results of the quarter are familiar: negative net absorption in the Walnut Creek Driver Market (Walnut Creek Downtown, Walnut Creek BART and Pleasant Hill BART) and positive net absorption in the more cost-effective submarkets. Usually, the results are interrelated, with tenants moving from more expensive space to more cost-effective space. It was a trend that dominated the North I-680 market from mid-year 2016 to mid-year 2017. However, the correlation this quarter was illusory.

The Contra Costa County industrial market finished the third quarter of 2018 with negative 54,624 square feet of net absorption and an overall availability rate of 5.43%. This brings the year-to-date net absorption to positive 119,710 square feet. The Contra Costa County industrial market has been impressively stable over the past couple years, considering the overall availability at 5.58% in the third quarter of 2017 and 5.46% in the third quarter of 2016.
