The strong fundamentals of the Greater Cincinnati office market delivered a stable performance in the third quarter of 2018, which saw 162,984 square feet of positive net absorption, nearly 25% more than the previous quarter. Year-to-date net absorption for 2018 totaled 438,714 square feet, a marked increase from the 215,850 square feet of negative year-to-date absorption measured at the same time in 2017. The vacancy rate, which has steadily declined since the third quarter of 2017, stood at 16.8% in third-quarter 2018, representing 6.1 million square feet of vacant rentable space. Availability increased to 7.7 million square feet.

The solid fundamentals of the Greater Cincinnati industrial market continued to deliver a strong performance in the third quarter of 2018. The third quarter saw 1,054,213 square feet of positive net absorption. Though down from the prior quarter, this was indicative of the summer slowdown traditionally seen in the market. Year-to-date net absorption for 2018 totaled 4.3 million square feet. The vacancy rate remained at 2.8%, representing 7.5 million square feet of vacant rentable space. Availability increased to 12.2 million square feet. The trend of positive absorption is expected to continue even with low availability levels due, in part, to 6.2 million square feet of new inventory under construction.
