Atlanta's office market ended the second quarter quietly, with increased vacancy, negative net absorption and rent growth driven by the additional space for lease. While the 17.1% vacancy rate is far off the five-year high of 20.8%, the increase for three consecutive quarters could be a sign that the expansion mode has ended. As indicated by the graph to the right, rent growth over the past five years was substantial. The two-year period between third-quarter 2015 and second-quarter 2017 saw average quarterly growth of 1.9%. Yet looking behind the numbers illustrates a shift in the dynamics. The increased rents are now a result of new space hitting the market, as tenants moved into build-to-suit opportunities.
