Orange County is one of the most supply-constrained markets in the country, with minimal land for development and significant barriers to entry. The North County submarket, which offers proximity to the ports of Los Angeles and Long Beach and the consumer populations of Los Angeles and Orange County, has been the primary beneficiary of this cycle's injection of new industrial supply. Nevertheless, conditions in North County remain extremely tight.
