The Great Oakland East Bay office market saw rental rates reach new record highs in the first quarter of 2018. The first quarter follows the same trend that was in the most recent quarters, as rates increased 2.8% from the fourth quarter of 2017. This surge in Downtown Oakland rental rates is the result of new developments and active renovations that account for a considerable amount of space. Despite the fact that rents have increased, absorption in the Greater Oakland market in five of the previous seven quarters has been negative, totaling a net negative 676,496 square feet.

Overall absorption was negative in the first quarter of 2018, as new industrial properties were delivered to market: the four-building Shea Center complex in Hayward and Building 1 of the Prologis Oakland Global Logistics Center. Despite the negative overall absorption, strong leasing activity across all sectors throughout the East Bay caused vacancy to decrease to 3.39%, making this the sixth quarter in a row in which vacancy remained below 4.0%.
