The supply and demand imbalance in the metro has enabled landlords to lengthen average lease terms, limit concessions and push rents. Tenants with leases coming due are faced with the option to either meet their landlord's conditions, or relocate to the Inland Empire where the average warehouse asking rent is 34.1% lower than Orange County. Transport costs however can be higher.
