The rental rates in the I-880/I-80 market have been gaining momentum since the first quarter of 2017 and show no signs of slowing down. After increasing by an average of 8.63% year-over-year since 2013, rents climbed 28.05% in 2017. Rates are likely to rise even further in the short term, as new Class A projects in Berkeley, Emeryville and Oakland deliver in the near future. Although prices have been continually rising throughout the previous quarters, vacancy has remained constant. Since the beginning of 2016, the East Bay office market has hovered between 7.5% and 9.5% available vacancy, which is made up mostly of Class B or exhausted space.
