Portland Market Reports

Portland Office Market

Average Asking Rent (Price/SF) $26.90
Vacancy Rate (%) 9.5%
Net Absorption (SF) 385,603

Portland's strong economic fundamentals continue to drive demand throughout the metro. Market metrics are proving that the current real estate cycle will go well into 2018 and potentially beyond. With no slowdown in sight, the Portland market continues to experience increased interest throughout the region with a massive amount of new office construction set to deliver by the end of 2018. Expectations are that vacancy will rise sharply with an amble amount of space becoming available, but compress shortly after due to Portland's attractive economy.

Portland Industrial Market

Average Asking Rent (Price/SF)            $0.71
Vacancy Rate (%)             4.1%
Net Absorption (SF)         24,544

The industrial market is the outlier in regards to tight fundamentals against all other sectors in commercial real estate, thanks to the lack of new construction in the area and minimal skilled labor throughout the workforce. Tighter vacancies and increasing demand for industrial space continue to push rents well past prerecession levels. Companies are expanding their presence within the market, with a prime example being Amazon as the retail giant continues to add to its presence within the market. Currently occupying nearly 500,000 square feet, Amazon will expand to approximately 3 million square feet within the year.
