The old adage, "No news is good news," usually rings true, and the fourth quarter of 2017 was no exception. While there was positive net absorption to the tune of 143,234 square feet, there was very little leasing activity in the final quarter of 2017. In fact, the majority of this positive net absorption was a correction in the net absorption numbers from the third quarter.

This year started in grand fashion as the Greater Cincinnati industrial market posted 3.3 million square feet of positive net absorption and a record low vacancy of 3.0% in the first quarter of 2017. Although not as impressive, the fourth quarter posted strong results with 527,862 square feet of positive net absorption and 3.4% vacancy. That brings the total positive net absorption in 2017 to 4.6 million square feet, just shy of the 5.2 million square feet of positive net absorption posted in 2016. Similar to this time last year, there is a lot of new construction currently underway, with over 4.0 million square feet of new industrial product expected to be delivered in the first and second quarters of 2018.
