Amazon will open its first major office in the region after signing a lease this quarter for 107,000 square feet at 10300 Campus Point Drive, located in Alexandria Real Estate Equities' Campus Pointe Office Park. The space will accommodate up to 500 employees. The e-tailer currently has a small office presence in Solana Beach and several last-mile distribution centers throughout the metro.

Submarkets in central San Diego are mostly built-out, while much of today's existing product is functionally obsolete, and land sites are both scarce and expensive. This has pushed new development to the north and south, where land is more readily available. To the north, Carlsbad, San Marcos and Poway are experiencing substantial building activity, while Escondido saw its first industrial groundbreaking in over a decade. To the south, submarkets likes Otay Mesa are attracting development, with their proximity to the Mexican border and competitive rents among their core attributes.
