The I-880/I-80 office market experienced almost 80,000 square feet of net absorption in the second quarter of 2017. This marked the first positive quarter after three consecutive quarters of negative absorption, which had averaged negative 220,000 square feet per quarter. Rental rates remained at all-time highs but showed signs of levelling off, as these rates are producing new construction that may set the high-water marks for rents in the market. The current direct Class A vacancy in Downtown Oakland, the bellwether for the rest of the East Bay, remained below 5.0%, ending the quarter at 4.79%.

The industrial market remained strong in the half of 2017, as total availability dropped to 2.1%. Average asking rates ended the second quarter at $1.05/SF, while gross absorption totaled 559,902 square feet, greater than the massive amount added in the previous quarter. Overall R&D space was the tightest at just 0.6% vacancy, although warehouse and industrial were also extremely limited at just 1.3% and 2.8% vacancy, respectively. Oakland remained the city with the lowest availability at 1.5% vacancy, shrinking from 2.1% last quarter.
