The U.S. office market was uneven during the first quarter of 2020, even before the COVID-19 pandemic's impact manifested itself. Absorption was positive but decelerated materially compared with the prior quarter and even more so compared with the nation's performance during the first quarter of 2019. Asking rents rose 3.4% compared with the first quarter of 2019, driven in part by deliveries of top-quality product. Vacancy declined 10 basis points over the past 12 months. Approximately 9.4 million square feet of new product delivered during the first quarter of 2020. The amount of space under construction reached a new cyclical high and presents a challenge for asset owners in the year ahead. However, the duration of the pandemic will be the greatest influence on market conditions during the balance of 2020.

The U.S. industrial market expanded in the first quarter of 2020, as significant demand continued to drive asking rents and vacancy remains low. Absorption declined in the first quarter, partly in response to a lack of available product as well as concerns about the global economy amid the COVID-19 pandemic. However, industrial construction reached a new cyclical high in the first quarter, as developers seek to capitalize on the persistent, stout demand for modern distribution space—demand that could be accelerated by the power of e-commerce during a pandemic and the growing momentum to return more supply chain activities to the U.S. The global health emergency has placed greater emphasis on logistics, warehouses and distribution centers to meet the needs of hundreds of millions of Americans under stay-at-home orders, and their daily needs and shopping habits may be altered by this experience even after the virus has been contained.
