The office market posted 197,968 square feet of positive net absorption and brought the year-to-date total to a positive 621,605 square feet. This marks the 12th consecutive quarter of positive net absorption for the market. Its vacancy rate also dropped to 10.8% from 11.2%.

The Sacramento industrial market remained robust through the fourth quarter of 2019, as nearly all indicators show. Overall vacancy for the greater Sacramento area dropped from 4.5% in the first quarter to 4.0%, another historic low for the region. By comparison, the national average for industrial vacancy at the end of 2019 was 5.2%. Total net absorption for 2019 was approximately 1.6 million square feet. Average asking rental rates fluctuated between $0.61/SF and $0.63/SF all year but dropped to $0.55/SF at year-end.
