The Kansas City office market loosened in the fourth quarter of 2019, as vacancy increased 50 basis points over the past year, from 8.2% to 8.7%, while asking rental rates increased $0.54/SF to $21.12/SF, a new record high. Total net absorption in the fourth quarter measured negative 67,390 square feet, bringing the total for the past four quarters to negative 430,009 square feet. Construction projects currently underway total 435,028 square feet. No projects delivered to the market during the quarter.

The Kansas City industrial market tightened further in the fourth quarter of 2019, as 633,460 square feet of net absorption was posted. Average quoted rents decreased from $4.66/SF to $4.64/SF. A total of 159,000 square feet of space was delivered to the market during the quarter, while projects under construction increased significantly, from 3.0 million square feet to 4.8 million square feet. Overall vacancy decreased 20 basis points, from 6.1% in the prior quarter to 5.9%.
