As the 2010s came to a close, a look back showed a remarkable climb for the Atlanta office market. More than 11.0 million square feet was absorbed from 2010-2019, with six consecutive years over 1.0 million square feet in annual net absorption. Overall asking rents climbed 35.4% from 2010 to 2019, while the Class A average rent grew 33.6%. Atlanta's office market expansion began in 2012, and was aided by a lack of new construction. This helped drive vacancy down almost 600 basis points by the end of 2016. Midtown was the clear "winner" of the decade, as the expansion of the technology industry in Atlanta resulted in high demand for the urban environment surrounding Georgia Tech.

Atlanta's industrial vacancy rate ended 2019 at 7.6%, an increase of 30 basis points from last quarter and 90 basis points from one year ago. Although relatively stable during 2019, this rate exceeded the 10-year low of 6.7% reached at the end of 2018.
