The third quarter of 2019 ended relatively flat with a slightly negative net absorption of 20,209 square feet. However, while the negative absorption was negligible, it marks the third consecutive quarter of negative absorption in the Tri-Valley.

The bright spot in the market was mid-sized tenant activity (10,000-25,000 square feet). Of the ten significant transactions over 10,000 square feet reported, seven fell into this range. The bulk of this activity centered on Class A properties, and we continue to see a slight increase in rents at the "best of the best" projects.
