The Sacramento office market maintained its positive momentum in the third quarter of 2019, which is typically the slowest quarter of the year. The office market posted 197,968 square feet of positive net absorption and brought the year-to-date total to a positive 621,605 square feet. This marks the 12th consecutive quarter of positive net absorption for the market. Its vacancy rate also dropped to 10.8% from 11.2%.

The third quarter marked another decrease in the Sacramento industrial vacancy rate, from 4.4% to 4.1%, another all-time low. The vacancy rate for the city and county of Sacramento, excluding outlying submarkets, dropped from 4.2% to 3.8%. As low as these vacancies are for the region, they still fall short of providing a comprehensive picture of just how tight the market has become. Only by breaking these numbers down by square footage does the lack of space that is actually available become evident. The vacancy rate for industrial space totaling 10,000 square feet and less is 2.1%. It is 3.1% for space in the 10,000 to 25,000-square-foot range, 3.5% for 25,000 to 100,000 square feet and 6.4% for blocks of 100,000 square feet and greater.
