After a decline in 2018, the Atlanta office market rebounded in the first half of 2019, as fundamentals remained positive and new tenant demand increased. Flexible office space with proximity to amenities and transportation options remains important to tenants looking at new space. These space concerns have spurred many relocations, with several recent large transactions consisting of tenants moving into newer space that allows for greater density and space efficiency.

After a slow start to the year, Atlanta's industrial market rebounded in the second quarter of 2019 with improved fundamentals and momentum. Its vacancy rate increased 20 basis points from last quarter to reach 7.2% at the end of the second quarter, although this was due primarily to the completion of 4.6 million square feet of new space. It was unchanged from the rate of one year ago and has been below 8.0% for more than two years.
