Oklahoma City Office Market

Average Asking Rate (Price/SF)    $16.13
Availability Rate (%)      25.9%
Net Absorption (SF)   -73,378

The Oklahoma City office market remained relatively stable in the fourth quarter of 2016, posting a slight increase in overall vacancy of 90 basis points to settle at 25.9%. Very limited leasing activity took place during the fourth quarter, in large part due to the political uncertainty of the presidential election. The total vacancy rate has been steadily on the rise since the fourth quarter of 2014. We anticipate the vacancy rate to tick up again in 2017 when BOK moves out of its current building with the completion of the BOK Park Plaza. Williams Companies have announced consolidation efforts and will vacate space in Central Park II.
