Debevoise & Plimpton Takes 530K SF at The Spiral

Law firm Debevoise & Plimpton will move its headquarters to 530,000 square feet in Tishman Speyer’s under-construction The Spiral on the Far West Side, after reportedly losing out on space in neighboring Hudson Yards to Facebook.

The law firm signed a 20-year lease for the entire 40th to 52nd floors of the 65-story tower at 66 Hudson Boulevard between West 34th and West 35th Streets, the Wall Street Journal first reported. A spokesman for Tishman declined to provide asking rents.

Debevoise — which has nine offices around the world — currently has its headquarters at 919 Third Avenue in Midtown East and plans to relocate to The Spiral in the second half of 2022, according to a Tishman press release.

“We are thrilled that Debevoise & Plimpton, which thrives on the talent, ingenuity and hard work of its workforce, sees the power and value of The Spiral,” Rob Speyer, the president and CEO of Tishman Speyer, said in the statement.

Debevoise was previously in talks to take 450,000 square feet in Related Companiesnearby 50 Hudson Yards development, Crain’s New York Business reported in February 2019. However, after Facebook swooped in and signed a deal for about 1.2 million square feet in the property in November 2019, Debevoise was left looking for space in the neighborhood and quickly settled on Tishman’s development, the WSJ reported.

The Bjarke Ingels-designed Spiral will span 2.8 million square feet and is set to complete construction in 2022, according to Tishman. Tishman has previously signed deals with pharmaceutical giant Pfizer for 800,000 square feet in the property in 2018 and with investment management firm AllianceBernstein for 189,000 square feet in April 2019, as Commercial Observer previously reported.

Newmark (NMRK) Knight Frank’s Moshe Sukenik, Chris Mongeluzo and Brian Cohen represented Debevoise while Tishman handled the deal in-house. An NKF spokesman declined to comment.
