HelloFresh Subleases Chelsea Space to Software Developer and Medical Tech Firm

A medical technology firm and a business intelligence software developer recently acquired by Google (GOOGL) separately inked deals to take over HelloFresh’s Chelsea office, Commercial Observer has learned.

Gradian Health Systems and Looker Data Sciences both signed five-and-a-half year subleases with HelloFresh to each take 11,000 square feet at 40 West 25th Street, according to Lee & Associates NYC, which brokered the deals for HelloFresh. Asking rent in both deals was $69 per square foot.

The food kit delivery service plans to leave its 22,000-square-foot office space for Downtown in December, as CO previously reported.

Looker — which was founded in 2012 in Santa Cruz, Calif. — currently has a 22,000-square-foot office in the 12-story building between Broadway and Avenue of the Americas and will expand to take over the seventh floor on Dec. 1, according to Lee NYC.

The company, which has eight outposts across the country, was bought by Google in June for $2.6 billion, CNBC reported.

Gradian — a nonprofit which develops medical equipment — has a 6,500-square-foot office at 915 Broadway but plans to take over the sixth-floor of 40 West 25th Street on Dec. 1, Lee NYC said.

The Berlin-based HelloFresh first took the space in Unizo Holdings Company’s 135,000-square-foot building in 2016, but signed a deal in January to move its New York City offices to 43,000-square-feet in 28 Liberty Street, as CO previously reported.

Lee NYC’s Dennis Someck and Justin Myers represented HelloFresh in both subleases. Stephen Bellwood and Kevin Waldman of Cushman & Wakefield (CWK) represented Looker while Newmark (NMRK) Knight Frank’s Robin Fisher and John Cilmi handled it for Gradian.

Spokespeople for C&W and NKF did not immediately respond to a request for comment.

“There is simply no better location for technology companies right now,” Someck said in a statement. “Both of these revolutionary technology startups will continue to grow rapidly, so the opportunity for expansion presented by 40 West 25th Street was an excellent one.”
