David M. Kluth

David Kluth is an executive managing director in Newmark Knight Frank's downtown Los Angeles office, where his transaction advisory practice is focused on a wide array of user-oriented projects. With 24 years of tenant representation experience, Mr. Kluth relies on his comprehensive expertise to successfully execute complex real estate solutions and manage portfolio account clients. To date, he has closed approximately 11 million square feet of lease, purchase and build-to-suit transactions. He and his longtime partner, Josef Farrar, lead a core team of six real estate professionals that have worked together throughout Southern California for more than ten years.

Mr. Kluth's superb advocacy on behalf of tenants has resulted in long-term relationships with clients including Wedbush Securities (14 years), RTKL Associates (17 years), Pinnacle Travel Services (14 years) and Conifer Health Solutions Value-Based Care (19 years). Mr. Kluth has also completed multiple transactions for the J. Paul Getty Trust, Broadcom Corporation, Murad, Seyfarth Shaw and Wells Fargo Bank among others.

Among his industry recognitions, Mr. Kluth was featured as one of Real Estate Southern California magazine's Southland Rising Young Stars Under 40 in 2005. He also received CoStar's Power Broker award in 2011, 2012 and 2013 for his performance as one of the top office-leasing brokers in the Los Angeles market.

Prior to joining Newmark Knight Frank, Mr. Kluth was executive vice president and managing director at DTZ and Studley's downtown Los Angeles office, where he had his first success as a tenant and buyer's representative. He initially gained experience in tenant advocacy at Langdon Rieder Corporation.  

RECENT EXPERIENCE:

  • Wedbush Securities: 125,000 RSF corporate office in downtown Los Angeles in 2000 and 2011 that included expansion, termination and building top high-rise signage and naming rights on Wedbush Center at 1000 Wilshire Boulevard, as well as portfolio management of more than 20 leased locations nationally
  • Cap Management Systems (Conifer): More than 100,000 RSF of lease transactions, and a recent headquarters lease acquisition and expansion to 46,000 RSF in Encino
  • Advanstar Communications: Headquarters relocation from Woodland Hills to Santa Monica that achieved short- and long-term rent savings for 41,000 RSF in Santa Monica
  • RTKL Associates: Multiple lease restructures over 15 years, supporting the firm's changing business needs; 38,000 RSF in downtown Los Angeles
  • Broadcom: Numerous leases nationwide, ranging from 10,000 RSF to 30,000 RSF, with uses that range from creative and traditional office to R&D labs and warehouse space
  • WTAS: $10 million lease relocation for the downtown Los Angeles branch office; 23,666 RSF
  • Pinnacle Travel Services: Representation for over 12 years, most recently completing a lease for its main call center and executive offices, totaling 25,399 RSF in El Segundo
  • TouchCommerce: Negotiated its original 20,000 RSF lease and subsequent expansion, contraction and extension
