Newmark Grubb Knight Frank (NGKF) is pleased to announce that Executive Managing Director Mike Petrigan recently completed the purchase of 1006-1008 Crocker Road in Westlake, Ohio on behalf of Chris Haas, president and CEO of All Pro Trucking/All Pro Freight Systems. The acquisition of the industrial property is valued at $4,595,000.
1006-1008 is a 170,000-square-foot industrial/flex facility featuring 23,000 square feet of office space spread over two floors and 147,000 square feet of combined warehouse and manufacturing space on the ground-level. The property offers substantial power, wide column spacing, 18’ to 20’ clear ceiling heights, eight exterior docks and one drive-in door. Situated on 18.79 acres near Interstate 90, the Crocker Road property is widely recognizable as one of the West Side’s most well-known properties. The building offers a park-like setting with running trails and a retention pond.
“The former Bonne Bell headquarters is an iconic property in Cleveland and fits perfectly in Chris Haas’ real estate portfolio,” said NGKF’s Petrigan. “We pursued this property for three years due to its ideal offerings and the lack of available space in this competitive marketplace. The purchase, which was well worth the wait, offers immediate occupancy and space for future expansion.”
Petrigan represented the purchaser, Haas, through the purchasing entity, 1006-1008 Crocker Road LLC. Bonne Bell was represented in the sale by Kevin Kelly of Cushman & Wakefield/CRESCO.
All Pro Freight Systems, Inc., a transportation and logistics company with a scope of operations spanning North America, plans to eventually utilize the facility for All Pro’s corporate offices, transportation employees as well as warehouse storage. The firm will make immediate use of the warehouse space with plans to eventually relocate at least 150 employees from its current operations in Avon, Ohio to the Westlake property. The trans-logistics firm provides services including contract motor carriage, brokerage and warehousing. In addition, All Pro Freight provides consolidation, distribution, container transloading and other logistic services.
